An Englishman’s home is proving to be in high demand as data from Q4 2021 reveals

The latest data from an estate agent comparison site reveals where demand from home buyers was strongest in the final quarter of 2021. On average across England, demand for homes from buyers reached 65.6%, representing a rise of 0.9% on the previous quarter, even though the Stamp Duty holiday had ended.

The figures are taken from the volume of property stock listed as either under offer or sold subject to contract.

High Demand, Seller's Market, Question

It seems that more buyers’ sights are set on Bristol and some parts of the South West than any other of the 49 English counties listed in the report. Bristol ranks highest at 82.5% for homes already listed as under offer and sold.

The City of Bristol has seen the strongest growth in demand from purchasers, achieving 15.5% in Q4 2021. The closest to this was neighbouring Bath and North East Somerset, showing the next highest growth over the last quarter up by 4.8%. The popularity amongst homebuyers and demand for homes has reached 75.2% across Gloucestershire, Wiltshire and Dorset in the South West.

Other locations to see strong quarterly growth were Surrey (3.2%), Gloucestershire (3.1%), Greater London (2.9%), and the West Midlands (2.7%). Surprisingly, the huge interest for Cornwall recorded by property portals and local agents across Cornwall during lockdown seems to have abated – demand for a Cornish home has dropped by -3.2% and has also decreased in Rutland (-3.3%), and Hereford (-1.8%) respectively.

Despite a strong quarterly uplift Greater London was home to one of the lowest levels of current demand in Q4 at 47.1%, with just the City of London seeing a lower level (23.5%).

It was predicted that the end of the stamp duty holiday would see a decline in homebuyer demand through the remainder of 2021, but whilst there were some local market marginal variations, the market has continued to move forward and remain unaffected.

Now that we have entered 2022, all the signs are that buyer demand remains strong and stock levels are still in short supply to meet the appetite for homeownership. Currently, it is a seller’s market and local property prices look set to remain high as competition for homes remains high.

Homes is donating £200 towards the Christmas meal for isolated individuals, organised by a local charity the Whitehill Together Group.

This annual event is respected throughout the community and provides a Christmas meal for 40 people, who would otherwise be spending Christmas Day alone without any festive cheer.

Ten volunteers, including Homes team member, Lorraine Rudge, will decorate Whitehill village hall on Christmas Eve. On Christmas Day, the volunteers will prepare the meal and host invited guests between 10am and 4pm.

As the individuals invited are unlikely to receive any presents, the team of volunteers make up goody bags for everyone, which donations help to pay for.

Should Covid restrictions mean this event cannot take place, plans are in place to offer a ‘meals on wheels’ type service to deliver Christmas lunch to all the guests at home on Christmas Day.

This is an important annual event for the local community and seen as a demonstrable act of kindness by residents looking out for those less fortunate.

The Whitehill and Bordon area is receiving a lot of attention as it is receiving significant investment as part of a comprehensive regeneration scheme. Local businesses and residents are looking forward to benefitting from this and seeing the community continue to hold these special events for years to come.

Property experts are predicting that house prices could rise by 3-5% across the UK during 2022. Prices have been robust throughout 2021 and look set to continue as demand from buyers and low levels of stock remain unchanged.

Regionally, some areas will be more competitive than others and these include the South West, West Midlands, Yorkshire and the Humber and Scotland, where predictions for as high as a 7% increase. These forecasts by major property portals use a house price predictive model that draws on pricing data points across the property market and property expert analysis.

Property Price Rise Expected 5% in 2022

Since the end of the first lockdown the property market has seen frenetic activity and the pandemic has given rise to a shift in priorities provoking many more people to want to move, boosted by the stamp duty holiday. Now the situation as we look to the beginning of a new year is dominated by a continuing lack of homes available and estate agents faced with a limited supply of instructions but with an excess of buyers keen to move on.

We do believe that things will be calmer in 2022 compared with 2021. Faced with higher property prices, purchasers need to factor in affordability and in the second half of 2022, it’s likely that the bank base rate will rise, and higher inflation and higher taxes will be points for buyers to consider before committing to a property purchase.

Buyer demand is now currently up by 2% on the frenetic period this time last year, and up by 40% when compared with November 2019.

Sellers need to be mindful about their asking price during the first six months of next year, which will be the most active period in 2022. People will continue to place importance on finding a home that will offer them a lifestyle that works post pandemic as they reflect on their work/home life balance.

For some, a return to a more ‘sedate’ but strong property market will be more appealing. More properties may well come to the market and we anticipate a flurry in the spring from speculative sellers eager to proceed with their moving plans in the first quarter of 2022.

What you need to know as a buyer or a seller

We recommend that your property is listed on more than one property portal – we are on all three, to maximise the number of potential buyers who can see it.

Remember there’s no clear leader, they all market themselves with a slightly different offering.

Remember it’s not all about big numbers, not everyone clicking is actually going to view and buy these homes. Many people just enjoy looking at houses they can never afford to buy or places they will never move to.

Getting your property seen by as many people as possible DOES increase your chances of catching the eye of a motivated buyer. To make sure your property stands out you need excellent photos, and engaging property descriptions, to beat the competition and not get lost in the high traffic portals.

Petersfield Town Football Club play at the Surefix Improvements Stadium in Petersfield and are currently members of the Wessex Football League in Division One. The home ground in Love Lane has been used as a football ground since 1948 and has capacity for 3,000 spectators.

A cautionary property tale highlighting why ID checks must be tightened

Property owners and those who are looking to buy or sell a property will be shocked to hear about the story of Reverend Mike Hall’s house being sold while he was away working.

It was his neighbours who got in touch with Reverend Hall when they noticed a stranger merrily carrying out work on the house and when Reverend Hall came back to investigate, he discovered that his identity and his home had been sold to a ‘bogus’ buyer, whom the seller had been lulled into thinking was completely above the law.

No help came from the police, even when they were alerted by the Reverend Hall and he explained how the locks to his former home had all been changed. According to the police, this was a civil matter, although they are now looking into the complaint.

It is a legal requirement for all Conveyancers at the start of a property transaction to verify a buyer’s identity. Since the start of the pandemic, completing checks online has become even more commonplace in the legal conveyancing sector. How that digital identity is verified has been essential to protect the interests of all parties – using biometric testing to check against photo ID has been an important part of this process.

Now there are serious plans afoot at HMRC to use the cryptographic data contained within the identity chip of a passport to enable Conveyancers to access this via a safe ID channel. The client uses an app to access the chip in their passport and the information – photo ID, video likeness and cryptographic verification, as used by passport control, can then also be used by the Conveyancer.

HM Land Registry could go even further to offer greater security and keep an encrypted copy of the ID so that Conveyancers can re-verify that the seller is their client in accordance with the ID provided. The case known as ‘Penny Hastings’ highlighted how adept criminals can be when a prison inmate recreated a property owner’s identity by changing her name by deed poll. Encrypted ID held by the Land Registry would have prevented this type of fraud.

Earlier this year Convey Law became the first legal practice in the UK to take part in the Passport Office Document Checking Service pilot, opening up Government Passport ID checks to private organisations for the first time.

Having the ability to check the information contained in a UK passport against Government records has been a huge advance and alongside other government services, such as DVLA verification, will have a massive impact on reducing property fraud.

Ultimately, it all comes down to due diligence on the part of everyone involved in the buying and selling processes. Taking the time to check and double-check and put systems in place, like the Passport Office Document Checking Service, to prevent more cases like that of the Reverend Hall and the property crime committed against him.
